Brokerage Services Provided

 The following explanation of the brokerage services provided by Dream Street Properties is a required disclosure by Georgia Real Estate Law, Brokerage Relationship in Real Estate Transactions Act (BRRETA), to make sure that you are clear on how you can be represented by a Real Estate Broker or affiliated sales person hereafter referred to as "Broker" in Georgia.

 1. SELLER AGENCY. This is the relationship you had with a broker if you have ever listed and sold a house. These are usually "Exclusive Right to Sell" agreements where the broker represents the seller in the sale of that property. This is where the commission agreement is usually made.

2. BUYER AGENCY. This is the same relationship in # 1 above as applied to the buying process. Instead of signing a listing agreement, this relationship is created with a Buyer Broker Agreement. The broker represents you, the buyer, in the search for and negotiation of the purchase of your home. The commission is paid according to the listing agreement of the home that you are buying. This commission comes from the proceeds of the transaction, which means that using a buyer broker does not increase the cost of the transaction for you. An exception to this is the purchase of unlisted property where the commission is negotiated between the buyer and the Broker.

3. DUAL AGENCY. This relationship is created when Buyer Broker shows or sells one of his/her listings or any other listing of the Broker. Dual Agency will be disclosed before entering any of the Broker’s listings, and disclosed in writing in the contract.
